Issue: Construction defects
SBSA participated in the litigation of the Beauvallon, a 14-story dual tower, mixed-use condominium development located in downtown Denver. The construction defect issues involved a significant amount of building envelope issues, including the integration of EIFS and stucco, waterproofing of fenestrations, and drainage issues at walkways and patios. As a part of the litigation investigation, SBSA conducted intrusive testing, observations of the building that required the use of a boom, and ASTM testing of the windows.
The HOA settled with the builder for an undisclosed amount, and was able to undertake the repair beginning in mid-2009. Being mixed-use, the repair of the project accommodated both homeowners and business owners of the 214 units. SBSA designed the repairs, coordinated with the contractor on scheduling, as well as processed change orders and RFIs. The repair project wrapped up at the end of 2010.
