Justin has more than 20-years of engineering management experience providing expert managerial skills and high-level problem-solving techniques to real estate, construction, and government industries. He holds a Bachelor’s Degree in Engineering Management and through his professional and academic experience, Justin has acquired expertise in planning, organizing, allocating resources, and directing both technical and economic projects. He has project managed over $160 million in construction repair projects and conducted and/or directed more than 1,000 property condition assessments and capital reserve studies for common interest realty associations during the past 20 years. He has also been retained by many Colorado municipalities to perform comprehensive capital expenditure plans. Justin was designated the 59th Reserve Specialist (RS) in the United States in 2001. He was selected as President of the Community Associations Institute ― Rocky Mountain Chapter in 2007, served on the board of directors from 2002 through 2007 and has served on many committees during his tenure there.

Ed Dressel has been invested in the construction and development industry throughout his entire career, spanning the last 30 years, with studies in architecture and construction management. His diverse experience provides unique perspectives on construction methodologies; his vast materials knowledge provides cost savings and creative solutions to critical issues. Ed’s passion for quality and professional construction practices provides a solid foundation for any project giving it the highest probability for success. Ed has successfully managed over $600 million in construction, culminating in over a staggering 2,000,000 square feet of work placed under his care. With project types ranging from high-end residential single-family, extensive ground-up retail construction to the broad spectrum of commercial high-rise tower construction and large mixed-use projects, Ed combines the knowledge base of his experience to strengthen each project.

In the time that Ed has been with SBSA, he has been instrumental in developing a comprehensive bid summary process, strengthening construction oversite methods, creating new technical approaches for design-to-implementation protocols, and substantially integrating over 30 plus years of knowledge into the office team.

 

Vincent Nissen

Bio

Vincent has a Bachelor’s of Environmental Design and 35 years’ experience in construction. His career began in custom home design-build utilizing his passions for creating functional spaces with attention to lighting, mountain property view orientation and finish carpentry. He thrives when problem-solving through design challenges and has a breadth of experience from designing an early learning center, historic renovation of a collapsed steeple at Sacred Heart Church and a design-build of a 20,000 square foot multipurpose office addition for a prominent land reclamation company. For 20 years he has done structural analysis for capital reserve studies, new build drawings, repair design, compliance and construction observations for 1000s of units of mountain and in-town residences as well as multi-use properties.

Bio

Darwin has over 23-years of experience in the construction industry managing large general construction projects throughout the continental United States, Alaska, and the Pacific region. His most recent experience has been in Colorado and the Front Range. His expertise in all aspects of project management provides the breadth of knowledge and experience on which clients depend. These projects include government office developments, stadiums, arenas, corporate office developments, retail and hotels, and medical facilities. His experience has been important to the continued success of these projects, customer satisfaction, and building of strong client relationships. His experience includes construction claims and forensics claims analysis, schedule review, cost and change management, quality control, and management for the Army Corps of Engineers. He has been on both sides of the table in construction-related claims and disputes.

Bio

Bob has a wealth of experience in all phases of architecture, including design, construction administration, and project management. He has learned to reduce construction project issues due to a vast knowledge in risk management. During the last 20-years of Bob’s professional career, he has specialized in the field of construction contract administration, which has given him the opportunity to supervise and lead projects in this sector of construction. Having experience and knowledge as a Building Code official has also been a great asset to his architectural background, which includes continued education of the current International Building Codes, ANSI, and ADA accessibility standards. Bob also has experience as an expert witness on forensic/construction defect cases for a local Denver law firm reviewing third-party engineer reports.

Bio

Ryan previously worked in commercial real estate due diligence, where he prepared property condition assessments and environmental site assessments. Since joining SBSA, Ryan has been inducted as the 342nd Reserve Specialist through Community Associations Institute. Ryan is certified through NASSCO in their Pipeline Assessment Certification Program, Lateral Assessment Certification Program, and Manhole Assessment Certification Program. At SBSA, Ryan performs reserve studies, property assessments, intrusive testing, and construction observations.
