Forensic Architectural Engineer
Ryan holds a Bachelor of Science in Architectural Engineering from the University of Colorado at Boulder and is a licensed architectural engineer in the state of Colorado.. Experienced in numerous areas of building design and construction, he is particularly knowledgeable in the area of building envelope systems, including air and moisture management.
Particular areas of expertise include waterproofing, exterior cladding materials (stucco, EIFS, stone veneer, masonry, various other siding materials), plaza deck and balcony waterproofing, window assemblies, and related underlying moisture management materials.
Ryan provides solutions before construction begins by performing 3rd party peer review of construction documents to identify critical issues as they relate to the building envelope components. Ryan promotes collaboration among the designers, contractors, and developers during the early phases of construction, and he encourages meetings with the project team to accomplish this goal. During construction, Ryan performs quality assurance observations and performance testing of installed components to help ensure compliant installation is provided.
Ryan provides solutions after by performing forensic investigations to evaluate existing residential and commercial buildings, determining the existence of non-compliant construction that is in violation of applicable building code requirements and industry standards, identifying resultant damages, and providing repair recommendations for private homeowners, homeowners associations, and commercial property owners.
Ryan also provides solutions after particular non-compliant construction items have been identified by performing rehabilitation consultation services for property owners. This includes developing construction documents as well as performing on-site quality assurance observations and related construction administration services.
Ryan is certified as a Building Envelope Inspector (BEC-2), a Level II Infrared Thermographer, and a 3rd Party EIFS inspector and Moisture Analyst. Ryan has extensive experience performing testing of building components in accordance industry test standards, including ASTM E1105, a water penetration test of installed fenestrations.
